LEED 101

LEED is an internationally recognized green building certification system, providing third-party verification that a building or community was designed and built using strategies aimed at improving performance across all the metrics that matter most: energy savings, water efficiency, CO2 emissions reduction, improved indoor environmental quality, and stewardship of resources and sensitivity to their impacts.

Developed by the U.S. Green Building Council (USGBC), LEED provides building owners and operators a concise framework for identifying and implementing practical and measurable green building design, construction, operations and maintenance solutions.

LEED is flexible enough to apply to all building types – commercial as well as residential. It works throughout the building lifecycle – design and construction, operations and maintenance, tenant fitout, and significant retrofit. And LEED for Neighborhood Development extends the benefits of LEED beyond the building footprint into the neighborhood it serves.

LEED also makes business sense, benefiting commercial building owners as well as tenants.

LEED, whose name originates from the acronym for Leadership in Energy and Environmental Design, was launched in March 2000.

Obtaining LEED Certification

Elevators and escalators alone cannot help building professionals obtain LEED credits. In fact, some LEED categories specifically exclude elevators and escalators but this does not mean elevators and escalators cannot contribute to the overall building performance and LEED certification.

Elevators and escalators can contribute to the following LEED credit categories:

FundamentalBuildingCommissioning:

Fujitec ensures the elevators and escalators meet or exceed all of the building owner’s requirements.

Minimum Energy Performance:

Elevators contribute to overall energy savings for the building by using PMGL motors and/or regenerative drives. Escalators contribute to overall energy savings for the building by using sleep mode operation or energy savings soft starters (i.e., Fujitec SmartPower). Better elevator dispatching using a destination floor guidance system also help reduce energy consumption.

Construction Waste Management:

Fujitec elevator and escalator installation teams assure that a high % of construction debris is diverted from landfills. Most elevator and escalator construction waste is recyclable (scrap metal, cardboard, wood, etc).

Certified Wood:

When specified, Fujitec uses only FSC Certified Wood.

Low Emitting Materials – Adhesive and Sealants:

When specified, our manufacturing and installation teams use only low VOC adhesives and sealants.

Low Emitting Materials – Paints and Coatings:

When specified, our manufacturing and installation teams use only low VOC paints and coatings.

Innovation in Design:

Fujitec can assist building professionals obtain LEED Innovation in Design credits by encouraging the use of more energy efficient and environmentally friendly elevator systems such as PMGL or MRL in place of hydraulic elevators. We can also install Fujitec’s IONFUL product in the elevator cabs. IONFUL is an ion generating system which removes airborne molds, allergens and bacteria inside elevator cabs improving indoor air quality.
